Selling a luxury home on the Main Line: the listing path comes first

How to sell a luxury home on the Main Line comes down to one early decision: which listing path to sign, before you book photography. The default pick is an Active listing with Bright's public-site privacy controls. An Office Exclusive takes your home out of every other agent's Bright search, so choose it only when privacy matters more than exposure. Still deciding whether to sell? Start with Main Line prices and trends.

Start with an Active listing and hide what you don't want public. Each step down this table gives up more exposure.

Bright listing pathWho can find itWhat you give upChoose it when
ActiveOther agents in Bright, plus public websitesSome privacy, reduced by the controls belowYou want the widest exposure
Coming SoonCan be marketed; your agent chooses whether it shows onlineAll tours and showings until it goes on the marketYou need time to prepare but want early notice out
Office ExclusiveOnly the listing broker or agent in Bright; others on requestOther agents' search and public marketingPrivacy outweighs exposure
RegisteredOnly the listing agent and their brokerAll marketing, for nowYou've signed but aren't ready for exposure

Each path has the same clock: the listing goes to Bright within two calendar days of the contract.

Active luxury home listing with privacy controls

Yes, you can keep photos off public websites and keep other agents' buyers: at your request, an agent can hide individual photos, price history and specific features while the home stays on the MLS. Do it before uploading.

Coming Soon luxury home listing

You direct your broker to market the home but not to set tours, showings or open houses for anyone, including agents at the listing brokerage. Bright dropped its 21-day cap in August 2024 and requires an Expected On-Market Date, so ask what limit applies now. The catch: any agreement of sale that arrives must still be presented to you, even from a buyer who hasn't seen the house.

Office Exclusive luxury home sale

This takes a signed Limited Marketing/Office Exclusive Form, and it's still filed with Bright within two calendar days. Your broker must still cooperate impartially when another subscriber asks. Under the national Clear Cooperation rule, a yard sign, flyer, digital ad, brokerage website display or email blast counts as public marketing and starts a one-business-day deadline to submit the home to the MLS.

Bright, which has a stake in the answer, says research has repeatedly found that distribution among subscribers increases value and speed of sale. The guide to off-market homes sets out what's contested.

Registered luxury home contract

Bright added this no-marketing entry on October 20, 2026 for a signed contract that isn't ready for exposure, and only your agent and their broker can see it. It holds your place while you prepare, and it can't find you a buyer.

How selling a luxury home with The Rosenthal Group works

Valuation, listing path, disclosure and settlement, in that order.

  1. A private valuation

Comparable sales near your home, and what they mean for your price.

  2. The listing path

Which of Bright's four listing paths fits, with what each private option gives up.

  3. Disclosure and the listing agreement

Pennsylvania's disclosure form and your agreement, read before you sign.

  4. Settlement

Offers, township resale steps and the settlement bill, in order.

How to price a luxury home on the Main Line

Price from recent sales of the same kind of house on nearby roads, then check that number against what's competing with you today. Zillow's typical value of $1,625,035 for Gladwyne's 19035 marks the middle of that market and can't see your lot. On a $2M list price, every 1% you give up in negotiation is $20,000, so spend your time on the comparable sales first.

Do luxury homes take longer to sell on the Main Line?

No public figure here answers that at $1M and up, so ask for days on market and sale-to-list on $1M-plus sales in your township, from the MLS. The Philadelphia metro took 34 days to reach pending in September 2026, across all price points.

Pennsylvania disclosure when you sell a luxury home

Complete the disclosure before the home goes on the market, because a signed and dated copy has to reach the buyer before either of you signs the agreement. If something you've disclosed becomes inaccurate before settlement, you must notify the buyer.

The 16 subjects on a Pennsylvania luxury home disclosure

It covers seller expertise, when the home was last occupied, roof, basements and crawl spaces, termites and pests, structure, additions and remodeling, water and sewage, plumbing, heating and air conditioning, electrical, other equipment and appliances, soils and boundaries, hazardous substances, condos and HOAs, and legal issues affecting title or use.

When an aging system on a luxury home is a material defect

A material defect is a problem with a significant adverse impact on value, or an unreasonable risk to people on the property. A system at or past the end of its normal useful life isn't one by itself, so an old boiler that works isn't automatically a defect. A seller who willfully or negligently leaves a known problem off the form is liable for the buyer's actual damages, and the buyer has two years from settlement to sue.

Lead paint on a pre-1978 luxury home

If the home was built before 1978, federal rules add the EPA pamphlet, disclosure of known lead paint and reports, a warning statement, and a signed copy you keep for three years. The buyer gets 10 days to inspect unless you agree otherwise or they waive it. Pull existing reports now.

Luxury home sales the disclosure law exempts

Fiduciaries administering an estate, guardianship or trust are exempt, and so are transfers between co-owners, to a spouse or lineal relative, court-ordered transfers and foreclosures, among others. Confirm the exemption with a Pennsylvania real estate attorney before you skip the form. Lead paint rules still apply.

Your luxury home listing agreement in Pennsylvania

Pennsylvania limits what a listing agreement can say on term, fee and renewal, so check yours against this list before you sign.

  • The agreement must state the price, commission and duration.
  • It can't run past one year or renew automatically.
  • It can't authorize the broker to sign the agreement of sale for you.
  • An exclusive right to sell needs a bold statement that the broker earns a commission on the sale.
  • It must give notice that commission and duration were negotiated.

Commission is negotiable, at $10,000 a half point on $2M. Offers of compensation can't appear on the MLS, though you can make one off it. The bottom of Bright's Client Disclosure Form holds your marketing instructions, so check that it matches the path you chose.

Township resale steps for a luxury home on the Main Line

Call the township as soon as you decide to sell, and get any requirement, fee and deadline from the township itself.

Lower Merion resale certification

Ask Lower Merion Township whether your sale needs a Resale Certification, what its zoning officer has to certify, and how long that takes.

Radnor resale certificate of use and occupancy

Ask Radnor Township whether title can pass before it issues a resale certificate, how far ahead to file and whether sewer connections are checked. Do this before you're under contract. For a parcel elsewhere, including Wayne's three townships, ask your title company what applies.

What selling a luxury home costs at settlement

Transfer tax is the largest fixed line, at 1% to the state plus the local share. Half of it is yours by custom, which comes to $20,000 to $25,000 on a $2M sale.

Sale priceTotal at 2%Total at 2.5%Seller's half at 2%Seller's half at 2.5%
$1M$20,000$25,000$10,000$12,500
$2M$40,000$50,000$20,000$25,000
$3M$60,000$75,000$30,000$37,500
$5M$100,000$125,000$50,000$62,500

Buyer and seller are jointly liable, so read the agreement of sale, and ask your title company which local rate applies. Pennsylvania transfer tax rates and closing costs in PA carry the full detail, and capital gains on a Pennsylvania home sale covers what you owe on the gain. Confirm your figures with a Pennsylvania CPA or real estate attorney.

Buyers can see their side of the same lines in the PA closing cost calculator.

Compensation is negotiable and set in your listing agreement, so enter your own figure. Prorated taxes, capital gains and settlement fees aren't included. Pennsylvania charges 1% and the local rate is 1%, or 1.5% in Radnor and Tredyffrin. Buyer and seller are jointly liable; the even split is custom, so check the agreement of sale. Nothing you enter is saved or sent.

Selling a luxury home on the Main Line: FAQs

How do you price a luxury home to sell?

Start from recent sales of the same kind of house on nearby roads, adjust for lot and condition, then look at what's on the market against you today. Ask for sales from the MLS in your township and price band, with days on market and sale-to-list.

What devalues a house the most?

No source used here measures that for Main Line homes. What you can check is the set of items that stop or reprice a deal: a known defect found after you've signed, an open township resale item such as a sewer connection, or lead reports that surface during the buyer's 10-day window.

Are expensive homes harder to sell?

The public data used here can't show it for the Main Line, because metro figures cover all price points. Philadelphia metro homes took 34 days to reach pending in September 2026, at a median sale near $394,575. Ask for MLS sales in your township and band before you set a timeline.

What must a seller disclose in Pennsylvania?

Known material defects, on a statement covering 16 subjects from roof and structure to hazardous substances and title. A signed copy reaches the buyer before the agreement is signed, and you update it if facts change before settlement. Homes built before 1978 add federal lead paint disclosures. Estates and some family transfers are exempt.

Can I sell my home privately without putting it on the MLS?

Bright's Office Exclusive is the formal route: a signed Limited Marketing form, filed within two calendar days, with the home left out of other subscribers' search. Your broker must still cooperate when another subscriber asks, and public marketing triggers a one-business-day submission deadline. A sale with no broker is a question for a real estate attorney.

How long can a Pennsylvania listing agreement last?

One year at most, and it can't renew automatically. It has to state the price, commission and duration, and give notice that commission and duration were negotiated. Ask for a term that matches the timeline your agent is promising, so you aren't tied in if the home doesn't sell.
