This Main Line property tax calculator turns a home price or an assessed value into an estimated 2026 bill for each township. On a $2M home the estimate runs from about $24,800 in Tredyffrin to about $32,400 in Haverford Township, so the township can matter more than the mills suggest. For the rates and how to appeal, read Main Line property taxes.
You're comparing homes in different Main Line townships and want the yearly tax on each before you tour.
How the Main Line property tax calculator works
Pennsylvania counties tax the assessed value, which is usually far below the price. Without one, the calculator estimates it by dividing the price by the state's July 2026 common level ratio factor for the county, then multiplies by the combined county, township and school millage.
Use the assessed value when you have it
The estimate is a county average. A home assessed well above or below that average pays a different bill, so type the assessed value from the county property records and it replaces the estimate.
The homestead reduction
Tick the box if the home will be your primary residence and the amount for that school district comes off. It needs an approved application, and the amounts are for the current school year.
Property tax rates the calculator uses
| Township | County | Total mills, 2026 | July 2026 factor | Estimated bill on $2M |
|---|---|---|---|---|
| Lower Merion | Montgomery | 47.2727 | 3.36 | $28,100 |
| Radnor | Delaware | 23.6454 | 1.83 | $25,800 |
| Haverford Township | Delaware | 29.6426 | 1.83 | $32,400 |
| Tredyffrin | Chester | 40.6134 | 3.27 | $24,800 |
| Easttown | Chester | 41.1594 | 3.27 | $25,200 |
Why fewer mills can mean a higher bill
Lower Merion has about twice Radnor's mills but assesses at a lower share of value, so its factor is higher. That is why comparing mills alone misleads you across a county line.
The same line runs through closing costs in PA and the Main Line cost of living, and Pennsylvania transfer tax is the other township-level bill to check.
Main line property tax calculator FAQs
How accurate is this property tax calculator?
It's an estimate from county-average assessment ratios. Your bill depends on the parcel's assessed value, so check the county record for any home you're serious about.
Which township is my Main Line home in?
The mailing address won't tell you, because several ZIPs cross township lines. Read it from the county parcel record. Main Line ZIP codes shows which ZIPs are split.
Does the calculator include the homestead reduction?
Only if you tick the box. The bills in the table are before any reduction, which matches the figures in our property tax guide.
Why is Upper Merion not listed?
The calculator covers the five townships our guides have verified rates for. Part of Wayne's ZIP 19087 is in Upper Merion, so read that bill from Montgomery County's records.
Is anything I type saved?
No. The calculator runs in your browser and nothing is saved or sent.
